LOFT fully renovated, 483 m2, with outdoor indoor patio, Alcântara, Lisbon

Lisboimmo presents you with this magnificent loft of 483 m2, 3 suites with the possibility of making an additional room and with a lobby of 40 m2, in a former industrial warehouse of Alcântara, in an alternative and trendy neighborhood at the foot of the LX Factory, on the banks of the Tagus River.
This independent loft has been fully refurbished with noble and quality materials while retaining the original charm.
The space of 483 m2 was a former warehouse and was requalified for housing and fully renovated.
The result is amazing and makes this atypical property a unique place to live. The space has been transformed into a cozy house with an XXL living room. The challenge was, however, considerable, because the old warehouse had only a few windows. Bringing light to the room was essential, which is why several velux windows were installed and an outdoor indoor patio was created.

You'll love it: the charm, the large volumes, the open spaces with double-glazed iron frames, the old dome above one of the rooms, the old brick on some walls, the wooden structures, a 7-foot ceiling in the living room, fully restored solid wood doors that translates into the charm of the industrial character of its location.
Its discreet entrance reveals nothing about this large and unique space and immerses it directly in the history of this place.
The entrance is through a metal gate, with natural light entering its upper part, which gives access to a large floor covered with hydraulic mosaics. This room can serve as a vehicle garage or be converted into an indoor garden. There is a garage nearby where it is possible to rent parking spaces.

The entrance hall gives access to the living room. Fully open, with a seven-foot ceiling and an old massive donkey brick-covered heat recovery, the room gives access to the uncovered interior courtyard of 22 m2 surrounded by glass with iron frames.

Between the original spirit of the building and the renovation, there is a fair mix of materials: donkey brick walls, polished concrete on the floor, kitchen with hydraulic mosaic floor and valongo slate countertops and a metal staircase giving access to the office/TV room. The ceilings have been completely renovated and lined with wood, with the placement of 6 cm roofmate, 12 mm OSB board and XPS insulation, reusing the old tile on the roof.

Large exterior openings are complemented by skylights on the ceiling to allow light to enter.
The interior features a palette of colors and neutral and warm materials: white, green "celadon", concrete, wood and iron.

Behind the dining room a kitchen with laundry and pantry of 30 m2 is installed.
With a countertop facing the dining room you can serve as the bar area.

The opening of the interior courtyard allows you to illuminate the living room and the hall and serve as a place for placing a table and armchairs. The two small terraces above the galleries allow decoration through plants.

The 27 m2 master suite at the living room level with its direct access to the central terrace helps create a welcoming universe. The adjacent bathroom, which you access through the dressing room, is designed as a place of relaxation with a careful decoration. With its many vintage nods, it is also welcoming and engaging.

The second suite of 35 m2, equipped with bathroom and dressing room, is on the ground floor and with vaulted roof.

A metal staircase, reminiscent of the structures of the old factories of Alcântara, leads to the upper floor with a suite and dressing room of 21 and 20 m2, and a bathroom. A space with many windows overlooking the interior courtyard and the living room. This floor can be easily redistributed and transformed into two bedrooms to allow direct and independent access to each room as well as to the bathroom.

The three suites and the office have the floor covered in riga pine and invisible varnish to highlight the original color of the wood, but with the necessary protection.

All features combine to make this former open warehouse a true loft with a revisited industrial spirit, an exceptional property with all modern comforts.
It has excellent open spaces and large bright areas that make it a cozy and comfortable family home with a unique charm in the heart of Lisbon.

Its outdoor space, its privileged locations, near the river, in a very pleasant area close to all shops, transport and schools, make this bright villa an excellent opportunity for families.
An ideal opportunity to get out of the confined area of Estrela and live in tranquility and green.
You have direct access in less than 10 minutes to the French secondary school and the amoreiras shopping centre through monsanto forest park.

Situated at the foot of the imposing 25 de Abril Bridge, between the neighborhoods of Santos and Belém, the district of Alcântara has been able to reinvent itself over the years, to the point of becoming one of the essential districts of the Portuguese capital. Its current development with the renovation of old palaces in a charming hotel or a museum, confirms its unique character.
It has long been an industrial zone with its numerous factories and road accesses. Faced with the decline of the industrial era, the district was able to reinvent itself thanks to its Docks and the creation of the LX Factory. Situated opposite the Tagus River and the marina, Santo Amaro Docks have become a popular place for families. Rehabilitated in restaurants and bars, these places have managed to reach a new population.
LX Factory is built around a former textile factory, the Lisbon-based Spinning and Fabric Company. Today it is home to restaurants, bars, offices, fashion stores and workshops. LX Factory has become in a few years the most trendy place in the capital, enough to give a second life to this magnificent neighborhood.
It is also a source of tranquility and a lot of green with the nearby Monsanto Forest, a real lisbon lung. As you move away from the Tagus, in the heights, there are vineyards, which offer an unexpected panorama in the heart of the city. This area of Alcântara is particularly notable for its large botanical park of Tapada da Ajuda.

Another advantage of Alcântara, which today makes it one of the most livable areas of Lisbon, is its location. It is, in fact, well served by numerous buses and trams and is only 10 minutes from Lisbon city centre. It is also the ideal place to access the best beaches in the region. A train line leads directly to Cascais and the proximity of the 25 de Abril Bridge makes the beaches of the Costa da Caparica particularly accessible.
